Gemma Patrick, as director and founder of Patrick Oliver, has a wealth of management experience and Property knowledge to be able to offer the following tailored and unique services for discerning Property owners. We offer three unique types of service and please read below to find out more.
With over 30 years of property maintenance and management experience,
the team at Patrick Oliver Estate Agency will take care of every aspect of block management for you.
Gemma Patrick MARLA, Director and Owner of Patrick Oliver Ltd, will oversee all of the building repairs; ensure the communal areas are always well maintained; instruct regular fire alarm testing; manage the electricity account; keep the drains and gutters clear; and handle emergency leaks.
We follow the latest legislation and deliver transparent and professional management of the building. You will not be charged commission for the sourcing of contractors and gathering quotes. You will not be charged for hidden costs such as accountant fees or office supplies.
We know that open and honest communication are key to successfully managing a building. This results in a strong relationship between the managing agent and the leaseholders.
For a low cost monthly fee per flat (5 maximum per building), we will guarantee the smooth management of your property.

We have a tailored list of contractors who we have worked with for many years. With these experts, we will deliver the highest level of quality workmanship, and we confidently produce the results as if you had overseen them yourself.
Outsourcing the project management of a refurbishment will take away the stress and time involved to improve your property. We consult with you from the early stages, and it will be us who project manages all the work.

We have bought and sold our own investments, as well as secured new ones for our
existing clients. We are constantly taking on new rentals so we know the market intricately.
To give you a guide for our fees, it would be initially £30 to hire us and to ascertain exactly your criteria, and wish list, etc. Each viewing would be £50, and we would give you a report along with photos and a video for each property. You could purchase 5 viewings at a time. To negotiate buying the property, we can do this for a further £100. The fee for managing the conveyancing would be £200 pcm.
