As an online agent, we know the key to success is the quality of the photographs and the description. With professional photography, we take eye-catching photos to attract quality applicants. We also never rush our clients and give you as much time as you need for a phone call, meeting, viewing, etc.

Our dedicated team handle all tenant enquiries: initial screenings; interview during viewings; and ensure tenants will match your needs and the property. Our structured viewings are essential to thoroughly make sure that everyone is transparent. We can do these 7 days a week and out of office hours.

After agreeing the tenancy terms with you, we carry out unbiased and detailed referencing, which includes: thorough credit checks; landlord references; income verification; and open banking. Once the references are completed, we will update you and prepare the property and paperwork for rental.

As due diligent agents, we are fully qualified with Association of Regulated Letting Agents, and we have annual Client Money Protection membership. We are members of the Property Redress Scheme, and Money Laundering HMRC compliant. We protect all deposits with the Tenancy Deposit Scheme (The Dispute Service Ltd). 

 

Type of Tenancies

We arrange fixed residential Assured Shorthold Tenancies for a minimum period of six months up to 3 years. We also have non-Housing Act 1988 Tenancies for: Companies; Premium Leases; High Rents; Trusts; Resident Landlords; and Not The Tenant’s Main Home. We have additional clauses for pets, cleaning, gardens, permitted occupants, etc. We can also put together Commercial Leases and Short lets.
With our comprehensive Legislative Rental Agreements, Patrick Oliver ensures that your property is returned in the same condition as at the start, as well as guaranteeing cohesion between landlord, the agent, and tenants.

There is currently NO mandatory regulation of letting and property management agents in the UK.

 

How am I better protected with a Licensed Agent?

A Licensed ARLA agent is qualified and is required to keep up to date with the latest developments in the market and with the changing legislation affecting letting and property management.

Without this knowledge and expertise, whether you’re a Tenant or a Landlord you may be badly advised or misled – or you may even suffer financial loss as a result.

By choosing a Licensed ARLA agent you are protecting your money because it is covered by a Client Money Protection Scheme. A Licensed ARLA firm will also have Professional Indemnity Insurance in place for your protection.

A Licensed firm also abides by a Code of Practice as well as Rules of Conduct. This means you can be assured that the service you receive is to the highest standard and your enquiry will be dealt with professionally and fairly.

In the unlikely event that things go wrong, a Licensed ARLA firm has a written complaints procedure. If you are not completely satisfied with the service you have received from a Licensed ARLA agent and cannot resolve the issue directly with the agent or firm, you have the option of taking your complaint to independent adjudication and redress through the Property Redress Scheme.

Short Furnished Lets
If you are in a position to rent out your property for only 3-6 months, then we can help you earn an above market rent to include all of the bills, whilst ensuring that your property is looked after to the same high standards as we would expect from any tenancy. We find you suitable tenants via Zoopla and on Social Media; and we match the individuals to your home. We will conduct thorough referencing checks; draw up a short let agreement; and collect the rent in full in advance for the whole tenancy. An inventory report is highly recommended to ensure that your property, and their deposit, is protected. A 5 weeks’ deposit is held in our Client Account.
